Bangkok apartments & rentals: how to choose
Bangkok has enormous apartment supply — glass condo towers with rooftop pools, serviced apartments, riverside units — and renting one for a month costs less than a week in an equivalent hotel. But Thailand is one of the few destinations where the short-stay question has a clear statutory answer, and it does not favour the traveller booking three nights. Read the legal note below before you filter by price.
⚠︎ Read this before you book a short stay
Thailand’s Hotel Act B.E. 2547 (2004) defines a hotel as accommodation provided to travellers for remuneration as a business, and operating one requires a licence issued under the Ministry of Interior. The Act’s own definition carves out accommodation let on a monthly basis or longer, and that carve-out is the whole story for travellers: renting an unlicensed apartment or condo by the night, the weekend or the week is unlicensed hotel operation and is illegal, while a stay of a month or more is not. Thai courts have fined condominium owners for renting units on a daily basis, and many buildings ban short stays in their own by-laws regardless of the national rule — Bangkok security desks genuinely do turn arriving guests away. So be clear about what the platforms are showing you: most Airbnb-style Bangkok listings advertising two- or three-night stays sit in a grey zone. They are listed, enforcement is patchy and falls mainly on the host rather than the guest, but the stay is not lawful, and if the building refuses you at check-in you have very little recourse. Licensed hotels, licensed serviced apartments and genuine monthly leases are the clean options. Enforcement and the rules around them keep moving, so check the current position with the official source below before you book.

Who a rental suits
A rental makes clear sense if you are staying a month or more — remote workers, long winter escapes, families settling in for an extended trip — where a monthly condo or serviced-apartment lease is both lawful and dramatically cheaper per night. For a three- to seven-night holiday, a licensed hotel is the simpler and safer choice in Bangkok, and the price advantage a rental would give you elsewhere largely evaporates against Bangkok’s hotel rates anyway.
Verify before you book
- Whether the stay is a month or longer, or whether the property holds an actual hotel or licensed serviced-apartment registration — this is the first check, not a footnote.
- Whether the condominium’s own by-laws permit short stays, and whether the building’s security desk will issue you a key card as a guest rather than a registered tenant.
- Walking minutes to the nearest BTS or MRT entrance — measured on the map, not taken from the listing text, which routinely rounds a fifteen-minute walk down to “close to BTS”.
- Which floor the unit is on and whether the building has a working lift, since low-floor units on busy roads get both the traffic noise and the worst of the air.
- That air conditioning covers every room you will use, not just the bedroom, and ask about the electricity billing arrangement on monthly stays.
- Recent reviews mentioning building staff turning guests away, wifi speed if you are working, and whether the pool and gym are actually open to short-stay guests.
Where to look for rentals
The largest legitimate long-stay supply sits along the Sukhumvit corridor from Asok out to Ekkamai and On Nut, where serviced-apartment buildings openly cater to monthly tenants, and around Phaya Thai, Ari and Ratchathewi, which are cheaper and just as well connected. Riverside and Silom have condo inventory too, usually at higher rates. The Old City has very little legitimate rental supply — it is guesthouse and small-hotel territory. If you are booking for fewer than 30 nights anywhere in the city, treat “serviced apartment” with a real licence as the category to search for, rather than a private condo listing.
