Cancún hotels: how to choose
In Cancún the hotel decision carries more weight than in most cities, because on the strip your hotel is also your beach, often your restaurant, and — if you go all-inclusive — most of your daily budget. Read the kilometre marker first, the star rating second, and the seaweed and construction questions before you pay a deposit.
What hotels are like, by area
Zona Hotelera, Km 1–9 (north-facing)
Older, smaller and more mid-market properties on the sheltered side, close to Playa Langosta and Playa Tortugas and a short walk from the ferry piers. Calm water, narrower sand.
Nightly feel: Mid; the best value on the strip if you don’t need a huge beach.
Zona Hotelera, Km 9–25 (east-facing)
The full-scale resorts — big pools, multiple restaurants, and the wide open-ocean beach. This is where the all-inclusives concentrate, along with most of the sargassum-clearing effort.
Nightly feel: High, and highest at the far end around Km 17–20 where the newest towers sit.
El Centro (downtown)
Small independent hotels, business hotels and hostels built for Mexican travelers rather than tourists. No beach, no view, honest prices, and real restaurants outside the door.
Nightly feel: Budget; commonly a third to a quarter of a comparable Hotel Zone room.
Puerto Cancún
A handful of newer full-service and apartment-style hotels around the marina and mall, aimed at business and long-stay guests. Quiet nights, easy parking.
Nightly feel: Mid-to-high; the calm-and-modern premium, without a swimming beach.
Playa Mujeres & Costa Mujeres
Newer, large all-inclusive resorts on a stretch of coast with almost nothing else on it — strong beaches, adults-only and family properties side by side.
Nightly feel: High, and effectively all-in: you will rarely leave for a meal.
What surprises first-time hotel bookers
- A room rate on the strip is quoted before Mexico’s 16% IVA and the Quintana Roo state lodging tax; confirm whether the price you are shown is “con impuestos” before comparing hotels.
- Every foreign visitor to Quintana Roo, children included, owes the state VISITAX — it is separate from your hotel bill and paid through the official state portal, not at reception.
- Sargassum is the single most common Cancún hotel complaint from roughly spring into late summer. Ask the property directly what it clears and how often, and remember the north-facing kilometres (roughly Km 1–9) and Isla Mujeres usually stay clearer than the east-facing ones.
- “All-inclusive” varies wildly here — premium spirits, à-la-carte restaurant reservations, motorised water sports and room service are frequently excluded. Get the exclusions in writing.
- The strip is a single boulevard with no parallel route, so a Km 20 hotel means a genuinely longer bus or taxi ride to the ferries, the clubs and downtown than a Km 5 one. Treat the kilometre number as a commute figure.
- Timeshare and “vacation club” presentations are pitched hard at check-in and at the airport arrivals hall; a hotel is allowed to offer, and you are allowed to decline flatly and repeatedly.
- Cancún keeps Eastern time (UTC−5) with no daylight saving, so it is an hour ahead of Mexico City — check the offset against your flight and tour pickup times, not against the rest of Mexico.
When to book
Mid-December through April is peak: dry, sunny and priced accordingly, with the sharpest spikes over Christmas–New Year, the North American spring-break weeks in March and Semana Santa (Holy Week), when Mexican families fill the city too. September and October are the cheapest weeks of the year for a reason — they sit inside the statistically busiest part of Atlantic hurricane season, so book flexible rates and consider travel insurance rather than chasing the headline price. May, June and November are the quiet middle ground, with the caveat that spring and summer are also when sargassum is most likely.
