It is not a big-city apartment scene, and the legal question here is the opposite of the one you face in Paris or Montreal: the Philippines does not restrict how many nights a host may rent, so what you’re checking is whether the operator is a permitted business at all, and whether the building is legally where it stands.

Be clear about this: the Philippines is genuinely permissive on short-term rentals. There is no national short-term-rental statute, no annual night cap, no principal-residence requirement, and no El Nido rule barring you from renting a whole house to tourists. What does apply is ordinary business and tourism law — under the Tourism Act of 2009 (RA 9593) accommodation establishments are primary tourism enterprises subject to Department of Tourism accreditation, and a legitimate operator also holds a Municipality of El Nido mayor’s/business permit, a barangay clearance and BIR registration. Palawan then adds a layer no other Philippine destination has: under the Strategic Environmental Plan for Palawan Act (RA 7611), the Palawan Council for Sustainable Development’s ECAN zoning and SEP clearance govern what may be built where, and El Nido has enforced it. Separately, a 2018–19 DENR clean-up under the Water Code (PD 1067) and the Clean Water Act demolished or closed shoreline businesses over salvage-zone easement encroachment and missing sewage treatment. So the practical risk isn’t that your booking is illegal; it’s that an unpermitted beachfront unit gets closed while you hold a reservation. Favour hosts who operate openly as registered businesses, and confirm current requirements with the official sources below.

Who a rental suits
Rentals suit families and groups who want space and laundry for a week or more, remote workers settling in for a month, and travelers who’d rather have a quiet house near Nacpan than a resort room. For a two-to-four-night, tour-focused first visit a hotel near the departure points is almost always simpler — hosts here are frequently off-site, and nobody is going to rebook your boat for you when the sea turns.
Verify before you book
- That the host operates as a registered business — a Municipality of El Nido mayor’s permit and DOT accreditation are the marks of a legitimate operation, and the reason your booking won’t evaporate in an enforcement sweep.
- Backup power and water: whether there is a generator, whether it actually carries the aircon, and whether the property has tanked water for the periodic interruptions.
- Real internet figures if you plan to work — ask for a current speed test or written Starlink confirmation, not the phrase “fast wifi”.
- The exact location relative to the boat departures: a Nacpan or Lio rental means a 20–45+ minute run to the fleet on every single tour morning.
- Payment and deposit terms, because many hosts want cash or GCash on arrival — that changes how many pesos you need to carry in from Puerto Princesa.
- Recent reviews specifically on noise and host responsiveness: town-fringe units catch the bars, roadside units catch tricycles from first light.
Where to look for rentals
Corong-Corong and Caalan hold most of the genuine rental stock — hillside apartments and guesthouse annexes within walking or tricycle range of the tour desks. Lio Estate offers the managed, serviced-villa version with estate maintenance behind it, at estate prices. Toward Nacpan you get real seclusion and real logistics: carry groceries in, expect rough final kilometres, and budget for a daily ride if you’re touring. The Town Proper itself is mostly guesthouse rooms rather than self-contained apartments.
