Gold Coast holiday apartments & rentals: how to choose
The Gold Coast was Australia’s holiday-apartment capital decades before Airbnb existed — whole beachfront towers were purpose-built for short stays and run by on-site managers. That makes a rental the default choice for families and groups here, not the alternative. It also means the legal picture is unusually relaxed: the real checks are about the building, not the law.
What the short-term-rental rules actually require here
This is one of the more permissive short-stay markets you will book in, and it is worth being plain about that rather than inventing restrictions. Queensland runs no state-wide short-term rental register and no night cap of the kind New South Wales applies, there is no city bed tax or tourist tax, and no registration number will appear on a Gold Coast listing because the city does not issue one to guests. What does exist sits on the host’s side: the City of Gold Coast licenses rental accommodation — the category explicitly covers backpacker hostels and both permanent and tourist rental accommodation — and holds it to minimum public health and safety standards under the city’s local laws. For most tourist rental accommodation the council treats payment of rates as the licence renewal, provided the property is in the correct rating category (categories track how a property is actually used: owner-occupied, permanent or tourist rental, or commercial). Separately, Local Law No. 19 (Control of Party House Noise) 2013 gives the council a dedicated tool against properties let to large, loud groups. Who a rental suits
Rentals suit families and groups who want bedrooms, a kitchen, laundry and a pool for less than two hotel rooms; surfers who want a specific break (Kirra, Snapper, Burleigh) outside hotel zones; and anyone staying a week-plus who’d rather cook some nights. Couples on short trips often do better in a Broadbeach hotel.
Verify before you book
- Whether the tower has an on-site letting manager — the traditional Gold Coast model, with a real reception, reliable check-in and maintained pools and lifts — or a remote host and a lockbox. This single question predicts more about your stay here than the star rating does.
- The building’s own rules. Most Gold Coast apartments sit in body-corporate towers whose by-laws govern noise, pool hours, lift and luggage access, visitor parking and guest registration at reception; buildings purpose-built for holiday letting advertise it, ordinary residential ones may restrict it.
- The tower’s Schoolies policy if you are booking the back half of November — some buildings take school-leaver bookings, others bar under-18 groups outright, and either answer tells you what that week will feel like.
- Distance to a tram stop or a 700-series bus stop. With flat 50-cent fares, being near the line beats a “free parking included” pitch for most visitors.
- Air conditioning in the bedrooms (not just the living room) for a December–March stay, and balcony latches if you are traveling with small children — high floors are the norm, not the exception.
- Whether a car space is included and how tight it is: tower car parks were built for 1970s and 80s sedans, and street parking near the beach evaporates in peak weeks.
Where to look for rentals
Surfers Paradise and Broadbeach have the deepest apartment supply — whole towers of 1–3 bedroom units with ocean views at every budget. Burleigh Heads trades in smaller walk-ups and designer beach houses at a premium. Coolangatta, Kirra and Rainbow Bay offer the best beachfront value on the coast, with older apartment blocks metres from world-class surf. In the hinterland, Tamborine Mountain and Springbrook rent cabins and lodges — a different trip, and car-dependent.
