Madeira villas & rentals: how to choose
Self-catering is how a lot of Madeira actually gets visited: a village house with a terrace, a quinta with a pool above the banana terraces, or a Funchal apartment with a kitchen for a longer stay. Outside Funchal it is frequently the only sensible option. Portugal regulates this tightly through the Alojamento Local regime, and the rules have moved twice in the last few years, so the legal check below is the first thing to do — not the last.

Short-term letting in Portugal, Madeira included, runs under the Alojamento Local (AL) regime. The operator registers each unit with the município by comunicação prévia com prazo, filed through the Balcão do Empreendedor, and the resulting entry in the national register (RNAL) — a registration number plus the document Turismo de Portugal calls the título válido de abertura ao público — is what makes the letting lawful. Two rules matter to you as a guest. Booking platforms are required to demand and display that RNAL number on the listing, and offering, advertising or intermediating an AL that is unregistered or whose registration is out of date is prohibited. Municipalities may also designate áreas de contenção, where new registrations face a longer process the council can oppose. The regime was tightened by Lei n.º 56/2023 (the “Mais Habitação” package) and then amended again by Decreto-Lei n.º 76/2024, so treat any third-party summary as potentially stale: check Turismo de Portugal’s own Alojamento Local page for the current rules, and verify the number itself in the public RNAL search before you pay.

Who a rental suits
Rentals suit families and groups who want a house, a terrace and often a pool; anyone staying a week or more, or working remotely, who wants a kitchen and laundry; and anyone basing outside Funchal, where hotels thin out and the good stock is almost all self-catering. Short three- or four-night trips centred on Funchal are usually simpler and cheaper in a hotel.
Verify before you book
- That the listing shows an RNAL registration number and that the number checks out in Turismo de Portugal’s public Alojamento Local register, which is searchable by island and município — this is the first check, not an afterthought.
- Parking: whether it is included, off-street, and reachable in a normal hire car. Some old village lanes are single-track with severe gradients and blind bends.
- Altitude and aspect. A house at 400–600 m is several degrees cooler, catches cloud the coast never sees, and turns a “short walk to the village” into a serious climb home.
- Heating and damp. Madeira is humid; older stone houses can feel cold and damp in winter, and heating is often a plug-in heater or a dehumidifier rather than central heating.
- Whether the property is genuinely walkable to a shop and a restaurant, or whether every meal is a drive — this decides how much you actually enjoy a rural base.
- The full cost: cleaning fee, any deposit, and whether a municipal tourist tax is collected separately on arrival rather than being in the nightly rate.
Where to look for rentals
Funchal’s centre and the Lido strip have the deepest apartment supply and the shortest walk to restaurants. Câmara de Lobos and Machico are the value picks within easy reach of the city. The west — Calheta, Ponta do Sol, Arco da Calheta and the old surf villages of Jardim do Mar and Paul do Mar — is where the sunny villas with pools cluster, and Ponta do Sol has drawn a steady remote-working crowd for exactly that reason. The north, around São Vicente, Santana and Ponta Delgada, has the cheapest houses and the best scenery, and is the base where a hire car stops being an upgrade and becomes the whole trip.
