Marseille apartments & rentals: how to choose
An apartment with a terrace in Endoume or a top-floor flat in Le Panier is a better Marseille than any mid-range hotel room, and for families the arithmetic is not close. But Marseille has become one of France's stricter cities on short-term letting, and it tightened the rules again in 2025 — so the legality check below is not boilerplate here, it is the difference between a booking that survives and one that is cancelled on you.

Letting a furnished tourist flat (a meublé de tourisme) in France requires a declaration to the mairie, and in communes that have adopted registration — Marseille has — that declaration returns a number the law requires to appear in every listing on every platform. There is also a hard annual ceiling on letting a home that is the host's own principal residence: nationally the figure sits in a 90-to-120-day band each commune sets for itself, and Marseille has moved to the strict end, cutting its cap from 120 nights to 90. Beyond that, a changement d'usage authorisation is needed. For anything that is not the host's principal residence, Marseille's règlement adopted on 27 February 2025 and in force from 29 April 2025 requires compensation from the very first let — the owner has to convert equivalent commercial or professional space into housing to be allowed to rent at all. The penalties are real: €5,000 for failing to declare, €10,000 for exceeding the annual cap, and up to €100,000 per unit for letting without the authorisation the règlement now demands. Rules here are moving year to year, so verify the current position with the two official sources below rather than trusting an older listing.

Who a rental suits
Rentals win for families and groups who would otherwise take two hotel rooms, for stays of five nights or more where a kitchen and a washing machine genuinely change the budget, and for anyone who wants to be in Endoume, Le Panier or the 6th, where hotels barely exist. For a two-night weekend, or a trip in high summer where you need guaranteed air conditioning, a hotel is less friction.
Verify before you book
- A visible mairie registration number on the listing itself — this is the legal check, and a host who will not produce one is a host whose listing may not exist by your arrival date.
- Air conditioning, stated explicitly, if you are coming between June and September. Old Marseille buildings hold heat and a fan is not the same thing.
- Which floor the flat is on and whether the building has a lift; Le Panier and the 6th routinely mean four or five flights of narrow stone stairs with no alternative.
- The real walking route to the nearest metro or bus stop, not the straight-line distance — the centre is hills, and a 400-metre gap can be a ten-minute climb.
- How key handover works and whether anyone is on site, since many hosts are remote and boxes on walls fail.
- Recent reviews mentioning street noise: harbour-facing and Cours Julien flats are loud until the early hours on weekends, and shutters are the only defence.
Where to look for rentals
Supply is heaviest around the Vieux-Port, Le Panier and the 6th, which is also where enforcement attention is heaviest — expect registration numbers to be prominent on the compliant listings there and be suspicious when they are not. Endoume and the Corniche have the terraces and sea views, in smaller numbers and at higher prices. The 8th around Prado has the most conventional family apartments, with parking and a short bus ride to the Calanques trailheads, at the cost of a daily journey into the old city.
