Brisbane hotels: how to choose
Brisbane hotel pricing runs opposite to the northern-hemisphere instinct: the mild, dry winter (June–August) is the demand peak, and the hot, stormy height of summer (January–February) is the soft season. Layer the event calendar on top — Ekka in August, Riverfire and the Brisbane Festival in September, big Suncorp Stadium nights — and your dates will move the price more than the star rating does. Read the market by area first.
What hotels are like, by area
CBD & Queen’s Wharf
The full spread: brand towers, business hotels and the newer integrated-resort properties inside the Queen’s Wharf precinct. Genuine river and Story Bridge views exist here — ask for them by name rather than hoping.
Nightly feel: Mixed — from plain tower rooms to the most expensive suites in the city.
South Bank & South Brisbane
Resort-style and family-oriented hotels beside the parklands, plus newer design properties along Grey Street and around Fish Lane.
Nightly feel: Mid-to-high, and the first district to sell out for festival and fireworks weekends.
Fortitude Valley & James Street
Brisbane’s boutique and design-hotel cluster sits at the James Street end; the cheaper beds sit closer to the Brunswick Street club strip, and the price gap tells you why.
Nightly feel: Mixed — design properties price like the CBD’s best, the club-strip end runs noticeably cheaper.
Kangaroo Point & the river east
Smaller mid-range hotels and apartment-hotels trading on cliff-top and bridge outlooks rather than on-site facilities.
Nightly feel: Mid; river-view rooms carry a premium, and a bigger one on fireworks nights.
New Farm & West End
A handful of small boutique stays only — both neighbourhoods are overwhelmingly apartment territory, so hotel choice is thin and books out early.
Nightly feel: Mid, where anything exists at all.
What surprises first-time hotel bookers
- Rates already include the 10% GST, so unlike North America the number you see is the number you pay — and no tip is expected at check-out or at the hotel bar.
- Ekka, the Royal Queensland Show, fills the Brisbane Showgrounds for nine days each August and brings a Brisbane-area public holiday on the middle Wednesday; in 2026 it runs 8–16 August, with the holiday on Wednesday 12 August — expect crowded transport and some closures that day.
- Riverfire, the fireworks night that opens the Brisbane Festival each September, fills river-view rooms city-wide; in 2026 the festival runs 4–26 September with Riverfire on 5 September.
- Suncorp Stadium concerts, State of Origin nights and NRL Magic Round move the entire inner-city market for a night or two — check what is on at the stadium before you lock dates.
- If you book in the Valley, ask for a high floor away from Brunswick Street. It is a designated entertainment precinct, so late-night noise is planned for, not policed away.
- Hotels near Fortitude Valley, Central, Roma Street or South Brisbane stations sit directly on the Airtrain line — worth real weight if you land late or fly out early, because that ride is the one leg the 50-cent fare does not cover.
When to book
Book two to three months out for the winter dry season (June–August) and for the Ekka and Riverfire/Brisbane Festival windows — those are Brisbane’s genuine peaks, not a generic “summer”. January and February are the bargain months if you can live with heat, humidity and afternoon storms, and Queensland school-holiday weeks lift family-oriented South Bank properties more than the CBD. Prefer free-cancellation rates: with an event calendar driving prices, re-booking after a drop is easy and worth doing.
