Singapore vacation rentals: why there basically aren’t any

The honest version: the Airbnb-style vacation rental you would book in most other cities does not legally exist in Singapore. National rules prohibit renting out private homes for stays under three consecutive months — there is no permit scheme, no registration number to look for, and no licensed-host workaround for a nightly stay in an ordinary apartment. For a normal trip your genuine self-catering option is a licensed serviced apartment, legal from seven nights. For anything shorter, book a hotel.

Individuals convicted under the Planning Act face fines of up to S$5,000, with significantly heavier penalties for repeat offenders or those operating across multiple properties, and URA notes that guests who unknowingly book an illegal property can be caught up in enforcement and left paying for replacement accommodation. Public HDB flats are governed separately by the Housing & Development Board under its own minimum rental period; nightly stays are not permitted there either. The legal options for visitors are hotels, which carry no minimum stay, and serviced apartments, which have a seven-day minimum. Who a serviced apartment suits

A licensed serviced apartment suits stays of a week or more: families and groups who want a kitchen, laundry and separate bedrooms, and business travellers on extended assignments. Ordinary residential leases only become relevant at three months and beyond — relocations, sabbaticals, longer work stints. For a typical three-to-seven-night visit, book a hotel and spend the difference at the hawker centres.

Verify before you book

  • That the property is an actual licensed serviced apartment or aparthotel — a commercial building with a staffed reception — and not a unit inside a residential condominium. This is the first check, and it decides everything else.
  • That the advertised minimum stay is seven days or more. A “serviced apartment” offering one- or two-night stays inside a residential block is describing an illegal let.
  • Which MRT station is nearest and how long the walk is — everything here runs on the MRT, and a covered walk matters when the afternoon downpour arrives.
  • Whether the weekly rate genuinely beats two hotel rooms for your group. Serviced apartments are not cheap in Singapore; they win on space, kitchens and laundry, not on headline price.
  • Deposit and cancellation terms, which tend to be stricter and require longer notice than hotel policies.
  • Recent reviews confirming the operator, the reception desk and the advertised facilities exist as described — and that guests actually checked in without incident.

Where the legal inventory actually is

Serviced-apartment inventory follows business travellers: the CBD and Tanjong Pagar edge of Chinatown, River Valley and Robertson Quay (a pleasant riverside pocket between Chinatown and Orchard), and the Orchard Road corridor itself. Established operators run multiple buildings across those districts, which is part of why they are the safe choice — they are visibly commercial premises. What you will not find is a legal short-stay “local apartment” in an HDB estate or a residential condo; treat any such listing as the compliance risk it is, however convincing the photos.
