A rental can put you in a historic single house downtown or a beach cottage on Folly or Sullivan’s Island — both are genuinely appealing options here. But Charleston regulates short-term rentals tightly, especially inside the Historic District, so verify a listing is actually permitted before you book, not after.

The City of Charleston requires short-term rental operators to hold a business license and, in most residential zones, a short-term rental permit — and it caps or restricts whole-home rentals in large parts of the peninsula, including much of the Historic District, where only certain owner-occupied or specially zoned properties qualify. An unpermitted listing can be shut down mid-stay. Ask the host directly for their permit/license number, or book through a platform that surfaces it, before you commit.

Who a rental suits
Rentals suit families and groups wanting a kitchen and separate bedrooms, travelers basing at the beach (Folly Beach, Sullivan’s Island, Isle of Palms) where whole-home rentals are common and well established, and week-plus stays where laundry and space pay off. Short downtown trips are often simpler and safer, permit-wise, in a hotel.
Verify before you book
- That the property is licensed and permitted for short-term rental under current City of Charleston rules — the first check, especially inside the peninsula.
- The real walking distance to King Street or the Battery if you’re booking a "Historic District" listing.
- Parking — a private spot is a big convenience downtown, where street parking is metered, restricted or simply full.
- Air conditioning and window/insulation quality in older single houses, which can run warm in summer.
- Flood and hurricane-season policies — cancellation terms if a storm affects your dates.
- Recent reviews mentioning noise (from nearby bars on King Street), cleanliness and host responsiveness.
Where to look for rentals
Downtown rentals cluster around the French Quarter, Cannonborough-Elliotborough and Wagener Terrace for a more residential, walkable feel outside the priciest core. For a beach-based trip, Folly Beach and Sullivan’s Island have deep, well-established rental markets with cottages a short walk from the sand; Isle of Palms leans slightly more resort-like.
