Split hotels: how to choose
Split has fewer hotels than its visitor numbers suggest, and the ones inside the walls are small conversions constrained by heritage protection rather than purpose-built properties. That makes the choice less about brand and more about what the building physically allows — lifts, quiet, parking, a door a taxi can stop at — and about your dates, because summer and the festival weekend move rates far more than anything else.
What hotels are like, by area
Diocletian’s Palace & the Riva
Small boutique conversions inside protected Roman and Venetian fabric — often a dozen rooms or fewer, sometimes no lift, occasionally no staffed reception overnight. Riva-facing rooms trade quiet for the best view in the city.
Nightly feel: The highest in Split, and the tightest availability.
Varoš & the west side
A handful of small hotels and guesthouses on the stone lanes below Marjan — quiet, walkable, and usually up or down some steps.
Nightly feel: Mid-to-high; better value than the palace for a five-minute-longer walk.
Bačvice, Firule & the eastern bays
The densest concentration of full-service hotels: pools, sea access, larger rooms, proper parking. This is where most of Split’s four-star inventory actually sits.
Nightly feel: Mid-to-high, spiking hard in July and August.
Meje & the Marjan slopes
A small number of design-led and boutique properties on the leafy south slope, close to the Meštrović Gallery and Kašjuni beach.
Nightly feel: Mid-to-high; quiet, and you pay in walking time.
Žnjan, Trstenik & east toward Stobreč
Larger modern resort-style hotels along the coast, with parking and beach frontage — the most rooms per euro in the area.
Nightly feel: Mid; the best value on this list if you’ll use the bus or a car.
Trogir & Kaštela (airport side)
A separate UNESCO-listed town and the strip beside the airport — worth considering for a first or last night around an awkward flight, not as a base for seeing Split.
Nightly feel: Mid; cheaper than central Split but a bus ride away from it.
What surprises first-time hotel bookers
- Prices are in euros — Croatia joined the eurozone in January 2023, so guides and forum posts quoting kuna are describing a different decade of pricing.
- A per-person, per-night tourist tax is added to the room and is often not in the headline rate; Croatian law requires it to be posted, but many properties still collect it at check-in.
- The palace is a pedestrian zone. Your taxi stops at a gate and you walk the last few hundred metres over stone — ask the property for its nearest vehicle drop-off point before you arrive with luggage.
- Heritage protection limits what a palace-area hotel can install: lifts, glazing and air-conditioning units are all constrained. If you need step-free access or a quiet room, confirm it property by property rather than assuming a star rating covers it.
- Cruise ships berth a short walk from the Riva and unload for a few midday hours. That doesn’t affect your room, but it decides whether the palace feels pleasant between roughly 10am and 4pm.
- Rooms facing the Riva or the palace’s bar streets are genuinely loud in summer past midnight — ask for a courtyard-facing or upper-floor room if you sleep lightly.
When to book
Book three to six months ahead for July and August, and for the Ultra Europe weekend — usually held at Park Mladeži in July, though the dates move, so confirm them before you fix your travel week. The Feast of St Domnius (Sudamja) on 7 May is a city holiday that fills the centre for a few days. Rates soften sharply from mid-September and again once the island timetables thin out in late October; May and early June buy you the most weather per euro. Prefer free-cancellation rates — Croatian summer pricing moves week to week and rebooking is often worth the five minutes.
