Sydney apartments & rentals: how to choose
A private apartment is often the more comfortable — and sometimes cheaper — way to do Sydney as a family or group: real bedrooms, a kitchen, and a foothold in a neighbourhood like Bondi, Surry Hills or Newtown rather than a hotel corridor. Choose on the merits below, and make sure the listing is legally registered before you book.

New South Wales regulates short-term rental accommodation (STRA) through a mandatory state register: hosts must register their property and display a registration number on the listing, and in Greater Sydney a non-hosted (whole-home, no host present) rental is capped at 180 nights of letting per year. A legitimate Sydney listing will show a valid STRA registration number — treat its absence as a red flag.

Who a rental suits
Rentals suit families and groups wanting separate bedrooms, a kitchen and laundry; travelers staying a week or more who want to settle into one neighbourhood; and anyone who’d rather live in Bondi, Surry Hills or Newtown than commute in from a hotel. Solo travelers and short couple trips are often simpler and cheaper in a hotel with a pool and no cleaning to think about.
Verify before you book
- That the listing displays a valid NSW STRA registration number — the first check, and the legal one.
- The real distance and route to the nearest train, bus or ferry stop, not just straight-line distance to the beach or the CBD.
- Whether parking is included or street-permit only — inner-city and beach suburbs are tightly restricted.
- Building type: strata (apartment block) properties may have house rules on noise, guests and pools that affect your stay.
- Air-conditioning or fans — Sydney summers can be genuinely hot, and older terrace conversions don’t always have cooling.
- Recent reviews mentioning cleanliness, noise (especially near Kings Cross/Oxford St nightlife strips) and host responsiveness.
Where to look for rentals
For a beach base, look at apartments in Bondi, Bronte or Coogee with a balcony and walkable access to the coastal path. For inner-city character, Surry Hills, Paddington and Newtown offer terrace houses and converted warehouses close to the best food. Manly and the Lower North Shore suit a quieter, ferry-commute stay. CBD apartment rentals exist but rarely beat a hotel on value at that price point.
