Corfu villas & rentals: how to choose
A stone villa with a pool above a northeast cove, or an olive-grove house in the hills behind the west coast, is the Corfu rental at its best — and for a family or a group of friends it is usually both cheaper and better than the equivalent hotel rooms. Greece also has a clear, enforceable registration regime for short-term lets, so the legal check below is quick, specific and worth doing before anything else.
⚠︎ Look for the AMA number
Every property let short-term in Greece must be entered in the Short-Term Residence Property Registry run by AADE, the Independent Authority for Public Revenue, and the registry number it receives — the AMA (Αριθμός Μητρώου Ακινήτου) — must be displayed on the listing itself and in any advertisement, on every platform. A Greek listing that shows no AMA is not a grey area; it is not properly registered. The regime has tightened repeatedly since 2024. Under Law 5073/2023, income from letting three or more properties has been taxed as business activity since 1 January 2024. A per-night climate-crisis resilience fee replaced the old accommodation tax and is collected on short-term stays. Law 5170/2025 then added minimum health-and-safety conditions from 1 October 2025 — a registered let now needs working smoke detectors and fire-safety equipment, an electrical safety certificate, civil-liability insurance and pest-control documentation, and windowless basements, garages and storage rooms cannot be registered at all. Separately, new registrations were frozen in the 1st, 2nd and 3rd municipal districts of central Athens. That freeze does not touch Corfu — but the registry, the AMA-display duty and the safety standards apply island-wide, and because the rules keep moving, confirm the current position with AADE before you book.

Who a villa suits
Rentals suit families and groups who want a pool and a kitchen, anyone staying a week or more with a car, and travellers whose ideal evening is an outdoor table above a cove rather than a hotel bar. They suit short trips, car-free trips and April/October trips far less well — a rural villa with the nearest open taverna twenty minutes away is a hard sell in the shoulder season.
Verify before you book
- That the listing displays an AMA registration number — the first check, and the one that tells you whether the let is legal at all.
- That the basics the 2025 safety rules now require are actually there: smoke detectors, fire-safety equipment and a habitable room with natural light. A cheap “garden studio” that turns out to be a windowless basement cannot legally be let.
- Whether the property genuinely assumes a hire car. Most Corfu villas do; “ten minutes from the beach” usually means ten minutes of driving.
- The access road. The lanes down to Agni, Kalami and the northeast coves are steep, narrow and unforgiving — ask what size car the host recommends.
- Air conditioning in every bedroom, not just the living room, and whether it is included or metered. July and August nights on the coast are hot.
- Water and power: some rural west-coast and hill properties run on tanks and pumps. Ask about supply, pressure and hot water before you commit to a week.
- Pool specifics — private or shared, fenced or not, heated or not — and whether mid-stay cleaning and a linen change are included on a weekly booking.
- How far the nearest supermarket, bakery and open-in-your-month taverna actually are, and whether the nearest swimming beach is sand or pebble.
Where to look for rentals
Villa supply concentrates on the northeast coast — Kassiopi, Kalami, Agni, Nissaki and the hills above them — and in the olive country behind the west coast around Liapades, Pelekas and Agios Gordios. Corfu Town has apartments inside Venetian blocks, which are atmospheric but usually mean several flights of stairs and no lift. The far north (Sidari, Roda, Acharavi) is more apartment block than villa, and priced accordingly.
